What is Green Financing

Green Financing is the availability of underwriting programs that incen­tivize energy and water savings for acquired investments, and for already green-certified buildings. Healthy Buildings can provide energy audits to support some of the programs listed below.

Energy Audits and Preferred Financing?

Both Freddie Mac and Fannie Mae have preferred pricing and underwriting options for Green Financing designed for investments that pursue energy analyses. In addition to financial support for the energy audit, preferential pricing is available to projects that commit to implementing measures that save 25% or more in anticipated energy or water consumption. In some cases, implementation costs are also underwritten in the loan process

What Preferred Financing is available?

Freddie Mac Green Advantage Plus

–  Covers part of the cost for ASH RAE Level II energy audit (via Green Advantage)
+ Provides Preferred Financing for projects committing to 25% reduction in Energy OR Water consumption (via Green Advantage Plus)
+ Underwrites up to 75% of projected energy savings

Fannie Mae Green Rewards Program

+ Provides Preferred Financing for projects pursuing an ASHRAE Level II energy audit and committing to 25% reduction in Energy OR Water consumption
+ Covers the cost of the energy audit
+ Underwrites 7% of the owner’s projected savings and 25% of the tenant’s projected cost
+ Includes ‘Green MBS’ disclosure to the bond market.

What can I do with an ASH RAE Level II Audit?

When performing a property condition assessment or investment analysis on an acquisition, detailed energy information can help identify financing options, as well as a deeper understanding of anticipated Net-Operating-Income, capital expenditure, and savings opportunities for owners and tenants.
