Three Thomas Properties Group buildings in Philadelphia, PA have earned LEED® Silver from the U.S. Green Building Council – the three iconic skyline buildings of Philadelphia include One Commerce Square (2005 Market Street), Two Commerce Square (2001 Market Street), and 1835 Market Street. All have received LEED Silver certification to the LEED EBOM 2008 standard. LEED is the nation’s preeminent program for the design, construction and operation of high performance green buildings.
Healthy Buildings’ Role
Healthy Buildings served as the LEED project manager these three downtown Philadelphia buildings. We managed the LEED documentation process, educated the building staff on credit requirements, and provided technical services to meet and document difficult prerequisites including; Energy & Atmosphere prerequisite 1 by conducting an energy audit and performing ventilation testing to meet the requirements of Indoor Environmental Quality prerequisite 1. Healthy Buildings also performs annual Indoor Air Quality Proactive Inspections at the 1835 Market Street Building.
- High ENERGY STAR ratings of 88 and higher at each building, with 1835 Market Street earning a 100 rating during the performance period.
- Widespread use (over 75%) of public transportation at One and Two Commerce Square
- Low-flow water fixtures installed in each building.
- Advanced electronic waste recycling system implemented to encourage building occupants to properly dispose of hazard waste from their offices and homes.
