LEED Platinum Certification in Orange County

The South Coast Plaza – Office Division has earned the first two LEED (Leadership in Energy and Environmental Design) Platinum (EB:O&M) certifications in Orange County at their Park Tower and Plaza Tower buildings. LEED Platinum is the highest LEED level attainable. As one of the earliest visionaries to implement nationally recognized green building standards South Coast Plaza – Office Division’s were the first buildings in California to be certified Gold under LEED EB:O&M in 2009. When the Park Tower, Plaza Tower and Center Tower buildings were ready for recertification in 2014, South Coast Plaza – Office Division engaged Healthy Buildings to manage the process of LEED recertification, with the objective of becoming the first buildings to achieve LEED Platinum Certification in Orange County.

Background

As a testament to the vision of the late Henry Thomas Segerstrom (a visionary real-estate developer, patron of the arts, and philanthropist), South Coast Plaza – Office Division paved the way for Orange County’s commercial real estate industry in creating an environmentally friendly community. To this end, the building management team from South Coast Plaza-Office Division set out to implement sustainability best practices and acquire LEED certification.

Challenge

When the Park Tower, Plaza Tower and Center Tower buildings were up for recertification in 2014, the building management team knew they wanted to improve their buildings’ sustainability, while maintaining productive and healthy workplace environments for the building occupants and tenants. South Coast Plaza – Office Division approached Healthy Buildings to manage the LEED recertification process.

Solutions

South Coast Plaza – Office Division approached Healthy Buildings to manage the recertification process, and identify measurable strategies and solutions for sustainable water savings, energy efficiency, indoor air quality, and product selection.

South Coast Plaza – Office Division has implemented an Indoor Air Quality monitoring program from Healthy Buildings, which has allowed them to maintain rigorous health and safety standards for building occupants and tenants.

In addition, the Park Tower and Plaza Tower buildings implemented solutions recommended by Healthy Buildings such as; toilet retrofits, using reclaimed water for landscaping, and offsetting 75% of energy usage with renewable energy credits.

Results

As a result of the diligent efforts and collaborations between the engineering and facility management teams at South Coast Plaza – Office Division and Healthy Buildings, the Park Tower and Plaza Tower buildings are the first commercial buildings in Orange County to earn LEED Platinum Certification in Orange County

The recertification to LEED Platinum is the result of superb facility maintenance, as well as proactive building management from the office division of South Coast Plaza. The buildings now boast a combined water reduction from baseline of 2,794,430 gallons per year, and are projected to realize an 81% reduction in conventional commuting trips. In addition to the environmental effects noted above, the buildings also sponsor the protection and restoration of 180,000 sq. ft. of open habitat.
